What types of floor plans are available?
We offer one-bedroom/one-bath, two-bedroom/two-bath, and three-bedroom/two-bath apartment homes.
What is included in the rent?
Monthly rent covers the apartment home only. Utilities and parking are billed separately.
Which utilities are included, and which are the resident’s responsibility?
Utilities are not included in rent. Water, sewer, trash, recycling, and common area charges are calculated through a third-party RUBS provider and paid through the resident portal.
Residents are responsible for setting up and paying electricity directly with PGE, as well as arranging and paying for internet service.
Are apartments furnished or unfurnished?
All apartments are unfurnished.
What in-home amenities are included?
Each home includes a washer and dryer and stainless steel kitchen appliances, including an oven, microwave, dishwasher, and refrigerator.
What laundry options are available?
All homes feature in-unit laundry.
What community amenities are available?
Community amenities include a fitness center, community room, fire pit, BBQ area, pavilion, two playgrounds, dog run, and swimming pool.
Is there an on-site fitness center? What equipment is available?
Yes. The fitness center includes treadmills, free weights, exercise bikes, kettlebells, battle ropes, a Bowflex-style machine, and additional equipment.
Is there a community clubhouse or lounge area?
Yes. The community room is open during office hours and is available for rental Monday through Saturday after hours.
Are EV charging stations or bike storage available?
No, EV charging stations and dedicated bike storage are not currently available.
Are co-working spaces or business centers available?
No, the community does not offer co-working or business center spaces.
Do you offer smart home or modern technology features?
Smart home features are not currently available.
Are there outdoor spaces such as courtyards or BBQ areas?
Yes. The community includes a BBQ area, fire pit, pavilion, and additional outdoor gathering spaces.
Are there eco-friendly or green features?
No designated eco-friendly features are currently offered.
How can I schedule a tour?
Both in-person and virtual tours are available.
Is the community pet-friendly? What are the pet policies and fees?
Yes, we welcome up to two pets per apartment home. There are no weight limits; however, breed restrictions apply for dogs.
Pet deposits are $500 for the first pet and $300 for the second pet. Monthly pet rent is $25 per pet.
Is renters insurance required?
Yes, renters insurance is required for all residents.
What is the application process?
Applications must be completed through our website. Applicants must submit required documentation and pay a $45 application fee per resident (18 and older). Once approved, a $150 reservation fee is required.
What lease terms are offered?
Lease terms range from 12 to 18 months. Short-term leases are not available.
Is there an application fee?
Yes, the application fee is $45 per applicant over the age of 18.
Are co-signers or guarantors allowed?
Yes, co-signers and guarantors are permitted.
How can I pay rent?
Rent may be paid by check, cashier’s check, money order, or through the online resident portal using e-check, debit card, or credit card.
Is the community pet-friendly, and are there pet amenities?
Yes. The community features a dog run located in Phase II.
Is there a pet deposit or monthly pet rent?
Pet deposits are $500 for the first pet and $300 for the second pet, with a maximum of two pets per household. Monthly pet rent is $25 per pet.
Is parking available? Is it assigned?
Parking is available on a first-come, first-served basis. Limited carports are available for $35 per month.
Is guest parking available?
Guests may park in unmarked spaces for up to 72 hours. Stays longer than 72 hours must be registered and approved by management.
How are utilities set up?
Water, sewer, trash, recycling, and common area charges are billed through the property based on usage. Residents are responsible for establishing and managing their own electricity (PGE) and internet accounts.
Is the community gated or secured?
No, the community is not gated.
Are there security cameras or patrol services?
Yes. Cameras are located in common areas such as the clubhouse, gym, and pool. A courtesy patrol monitors the property twice nightly at random intervals.
How are emergency maintenance requests handled?
The property provides an emergency maintenance phone line. If unavailable, the service manager’s contact information is provided as a backup for urgent maintenance needs.
What public transportation options are nearby?
Keizer Station Transit Center is located nearby, offering convenient public transportation access.
What schools serve the area?
Please refer to the attached school information page for details.
Are grocery stores, restaurants, and shopping nearby?
Keizer Station offers a wide variety of shopping and dining options, including In-N-Out, Target, Chick-fil-A, Staples, Marshalls, Lowe’s, and REI. Nearby grocery stores include Roth’s, Safeway, and Fred Meyer, along with numerous additional restaurants and retail options.
What outdoor recreation opportunities are nearby?
Nearby outdoor destinations include Keizer Rapids Dog Park, Keizer Little League Park (accessible from Phase II), Bob Newton Park, Northridge Park, and Hoodview Park.
